Dear Prospective Seller
I wish to tell you our experience of selling two properties, one in Feb 2015 and the other in Mar 2015. Completely different - one I would recommend and definitely not the other!
In late 2014 we had decided to sell our home in Brunswick East and another two bedroom weatherboard in Brunswick in order to buy another family home in the suburbs. We put our home on the market with a large real estate agency in the Inner North that does about 70% of the sales in the area. This was in November 2014. We sold with a partner in the firm and it took 2.5 months to sell and we had weekly open inspections to prepare for, even through Christmas and New year. We tried so many avenues to sell the house and in the end that agency did not deliver on anything it had agreed on. We were told they have a list of clients looking to buy but I question this and ultimately it didn\'t produce an offer. It was a tiring and disappointing process and the price we got was satisfactory but nothing beyond that. Inspections were set up on our behalf without inquiring on their whether the person even had finances ready. We had to prepare the house while caring for a two year old for 2.5 months! At least 25 inspections - waste of energy and time.
It was by sheer coincidence that I got to sell the other two bedroom weather with Rudy. Rudy was just making a routine call to touch base as we lease through Hayden.
We were a little surprised (and skeptical) by how different the marketing and selling is done by Hayden- the silent auction and the competition amongst the staff in the firm. However, it worked! The property was sold within 2 weeks of signing up Rudy. In fact the photos were only done the week we got the offers. We were pleasantly surprised.
Looking back we decided to sell with Hayden probably because we were so dissatisfied with the other firm.
Hayden is hard working and pleasant to work with. He is careful with people and opportunities. He is strategic with marketing and his strategies worked for us. He is a good communicator and open. We got a price above what we were expecting and the house he sold had more problems that our home. The internal competition within the firm actually works and I put it down to them having the right people in it. The model Hayden uses places the incentives in the right place so the sellers interests come first rather than the agency or the agent. And they have people with the right mindset to drive it.
Actually, we were leasing this weatherboard house with 2 other local agencies before we got onto Hayden. These agencies lost keys and didn't show up to inspections. I got really frustrated. The only reason we got Hayden to sell is because he had my number from other 'house shopping' we did. Their leasing department is SO much better. They returns calls, no lost keys, no hassles.
I would sell again with them.
